CHARLOTTE AREA INDUSTRY

Charlotte is an industrial center for Eaton County. Several thousand workers gear up for production each day in the city, and while this list is far from complete, it will give you some sense of the type of industrial activity Charlotte is accustomed to.

Spartan Motors is located in the Dean Industrial Park, and employs about 600 workers. Spartan Motors is the nation’s leader in the production of chassis and chassis components for fire trucks, ambulances and motor homes.

Owens-Brockway Glass Container is located near, but not in, the Combs Industrial Park, and employs 340 workers. O-B produces glass bottles and jars for the majority of grocery products packaged in glass.

Linn Products is located in the Combs Industrial Park, and employs about 150 workers. Linn Products is a quality custom aluminum extrusion facility.

There are many other industrial installations in the City of Charlotte which employ 50 to 100 workers. These range from Tier 1 General Motors suppliers, to construction

Industrial Parks

The Samuel A. Combs Industrial Park is a developing facility with open, level areas for development with utilities ready to go. Combs is a Michigan Certified Industrial Park, and there is about 120 acres of undeveloped land available in a variety of possible configurations.

Combs Park is located approximately one mile from Interstate I-69 via Packard Highway; and about 1/4 mile from M-50 (direct access available if necessary). The park is adjacent to the Canadian National Railroad (spur possible if necessary). Air transportation is also available, with the park about 22 miles from Capital City Airport, and two miles from Fitch H. Beach Municipal Airport.

Utilities at the park are provided by the City of Charlotte (water, sewer and streets) and Consumers Energy (gas and electrical).

Combs Park features a five-acre woodlot in the center of the park, with other wooded areas near the park boundaries; it also features level to gently rolling terrain, is visible from Interstate 69 and M-50. Prices for property within the park are listed at $35,000 per acre, but are negotiable -- you will find that purchase prices are very competitive locally.

Combs Park Covenants

The Samuel A. Combs Industrial Park is governed by a set of covenants intended to protect the integrity of the park, and to ensure its future certification. These covenants are designed to reduce the impacts of heavy indsutry and provide a hospitable environment in which to conduct business. Furthermore, the covenants provide security for investment made by private industry in the park. These covenants cover prohibited uses, performance standards, building materials, building and property conditions, landscaping, parking and roads, outdoor storage, location of loading docks, continuous management, setback specifications, signs, utility services, fences, covenant enforcement and enforcement appeals. Dean Industrial Park

The Dean Industrial Park is a mature, and fully developed facility located on the south side of Charlotte. However, while new construction is probably not feasible, there may be opportunities to purchase or rent existing facilities.
